RENTAL TERMS AND CONDITIONS

These terms form an integral part of the rental agreement and are deemed accepted upon confirmation of the reservation.

BOOKING TERMS

• A deposit equal to 50% of the total rental amount is required at the time of booking.
• The remaining balance is due no later than thirty (30) days prior to the arrival date.
• Any booking made less than thirty (30) days before the arrival date must be paid in full at the time of reservation.

CANCELLATION POLICY

• All cancellation requests must be submitted in writing to the lessor.
• If the cancellation notice is received thirty-one (31) days or more prior to the arrival date, 50% of the deposit will be retained by the lessor as liquidated damages.
• If the cancellation occurs thirty (30) days or less prior to the arrival date, no refund will be issued.
• In the case of late arrival, early departure, or shortened stay, no refund will be issued.

GENERAL CONDITIONS

• Smoking or vaping is strictly prohibited inside the property.
• Dogs and cats are accepted as a privilege and not a right, subject to prior approval by the lessor and payment of applicable fees at the time of booking. A maximum of one (1) pet is allowed per stay unless otherwise agreed in writing.
• Pets must be free of fleas, ticks, or any other parasites prior to arrival.
• The tenant is fully responsible for their pet and for any damage, soiling, odor, or disturbance it may cause to the property or neighbourhood.
• Pets are not permitted on beds, sofas, or any upholstered furniture. No traces of hair, odor, or dirt may be left on linens or furnishings.
• The pet must never be left unattended inside the chalet unless secured in an appropriate crate and remaining calm. Barking, meowing, or any form of noise disturbance will not be tolerated.
• Pet waste must be cleaned immediately, both on the property and its surroundings.
• Additional cleaning, disinfection, pest treatment, or repair fees may be charged if extra maintenance is required or if damage is caused by a pet.
• Failure to comply with these pet-related conditions may result in additional charges, eviction without refund, and refusal of future bookings.
• The lessor reserves the right to refuse any pet or terminate the stay if these conditions are not respected.
• The tenant must promptly notify the lessor of any damage, defect, or issue occurring during the stay.
• The tenant agrees to follow all instructions regarding the use of the property and equipment provided.

RENTAL TERMS

• The property is rented exclusively for vacation or remote work purposes.
• The tenant may not assign or transfer this agreement or sublet the property.
• The tenant agrees to vacate the premises at the time specified in the agreement. Additional fees may apply in case of unauthorized late departure.
• An initial supply of toilet paper is provided. Cleaning products are supplied for the duration of the stay. Personal hygiene products are not provided.
• The property is rented as described on the booking platform or website where the reservation was made.
• Bedding (sheets, blankets, pillows) and towels are provided.
• Propane for the BBQ is included.
• Snow removal of the parking area is included during the winter season.

LIABILITY

• The tenant is responsible for any material or bodily damage caused by their actions, those of their guests, or visitors during the rental period, except where such damage results from construction defects, lack of maintenance, natural or technological disasters, or any loss normally covered by the lessor’s insurance.
• The tenant agrees to indemnify the lessor for any claims resulting from damages for which they are responsible.
• Upon departure, the tenant must return the property in a reasonably clean condition and in a state comparable to its condition upon arrival, subject to normal wear and tear.
• Any costs related to repairs, replacements, or exceptional cleaning required due to damage or improper use will be charged to the tenant.

SPECIAL CLAUSES

• Respect for neighbourhood quietness is an essential condition of this agreement. Between 11:00 p.m. and 8:00 a.m., absolute silence is required outside the property. Loud conversations, music, shouting, audio devices, or any noise audible outside the property are strictly prohibited. No prior warning is guaranteed. Any substantiated complaint or violation may result in penalties, immediate eviction without refund, and the tenant being responsible for any fines, claims, or fees imposed on the lessor as a result.
• The minimum age to book is 25 years old, and the person making the reservation must be present throughout the stay.
• The maximum number of occupants specified in the agreement must be respected at all times. Any change must be pre-approved by the property manager or owner. Failure to comply may result in a minimum penalty of $200, immediate cancellation of the reservation without refund, and eviction.
• Parties, gatherings, receptions, or events of any kind are strictly prohibited.
• Fireworks are strictly prohibited at all times in accordance with municipal regulations.
• Additional fees may apply if excessive cleaning is required upon departure.
• Any damage, defect, or malfunction must be reported immediately upon arrival.
• Spa, fireplace, BBQ, and all equipment must be used responsibly. Any damage resulting from improper or negligent use will be charged to the tenant.
• The lessor is not responsible for temporary interruptions of services such as electricity, internet, cellular network, television, water supply, or any other utility when caused by service providers, weather conditions, or circumstances beyond their control. No refunds will be issued.
• In cases of force majeure, including natural disasters, fire, flooding, major power outages, road closures, government restrictions, or any other event beyond the lessor’s control preventing performance of the agreement, the lessor shall not be held liable for any loss or damages incurred by the tenant.
• The lessor is not responsible for any items left behind. If retrieval is requested, shipping and handling costs are the responsibility of the tenant.
• Security cameras are installed outside the property for safety, asset protection, and compliance monitoring. The camera view is limited to the driveway and property access points. No cameras are installed inside the property or in private areas, including the spa and terrace.
• Failure to comply with these terms may result in immediate termination of the rental agreement without refund.
• This agreement is governed by the laws of the Province of Quebec. Any dispute arising from its interpretation or execution shall be submitted to the competent courts of Quebec.
